This picture from the attic is the top of the bathroom exhaust fan enclosure. The high voltage wire is being spliced with wire nuts. This wire should be protected in an electric box. Exposed splices in the electrical present an electrical hazzard.

Home inspections are needed on older homes and new builds, especially with how rapid homes are being built, corners are cut for a quicker turnover rate. At Home and Comfort Inspections protection and safety is my number one goal for the potential homeowners.
SPA MAINTENANCE
Spa maintenance information. If you own a spa or pool, you know how important it is to balance the water PH level. There are three basic tests needed whether you have a spa or pool. Number one PH balance. So, what is the PH balance? It is the measurement of water to determine whether it is acidic or alkaline. A PH level of 7.2 to 7.8 should be maintained for healthy spa water. Anything below 7.2 can cause irritation and itchiness and red eye plus harm to the spa internal parts as well. Number 2 sanitation levels whether you use chlorine, Bromine, or spa type sanitizers. This is very important maintaining process. Sanitizers control bacteria growth. Warm spa water is inviting to bacteria which gives it a favorable environment to live. Sanitizer levels control any bacteria growth. Keeping the sanitation level between 1 and 4 PPMs (parts per million) is ideal to keep the spa water safe. Number 3 water hardness. Water hardness levels need to be controlled to prevent scale buildup. Hardness levels of 2.0 to 2.5 PPMs (parts per million)

News from the HVAC front lines...
R454b is still in short supply. Distributors are still having issues with tank valve due to the new type of refrigerant. Current government mandate as of 2025 higher GWPs (Global Warming Potential) are being phased down due to higher greenhouse gases which 410a, 404a pose. Daikin Corp is using their patent of R32, which all Daikin, Amana, and Goodman units in production have today. Although R32 has a higher GWP than 454b its still within acceptable range. AC units made before 2025 still have 410a refrigerant. This refrigerant is still readably available. If you still own a with 410a system, no need to worry plenty of 410a refrigerant is available. My recommendations if you don't need a new HVAC system, then you are better off waiting until the supply chain stabilizes. If you are buying Daikin, Amana, or Goodman systems you are safe. Plenty of R32 refrigerant in stock.
